Building Regulations Approved Document L sets mandatory conservation of fuel and power standards for domestic heating systems. This lesson covers space heating zoning thresholds, minimum control requirements, and boiler interlock principles.
Identify the statutory zoning thresholds and control requirements under Building Regulations Part L.
Explain the operating principles and component configurations required to achieve an effective boiler interlock.
Specify the mandatory requirements for thermostatic radiator valves, automatic bypasses, and time controls.
Approved Document L enforces statutory standards to minimise carbon emissions and reduce fuel usage in dwellings. Part L1A applies to new dwellings, whereas Part L1B applies to existing dwellings, including system replacements and extensions.
An interconnected wiring arrangement of controls ensuring that the boiler and pump shut down completely when there is no demand for heat from room or cylinder thermostats.
British Standard / Regulation
Thermostatic radiator valves (TRVs) alone do not satisfy the requirement for a boiler interlock. A room thermostat or programmable room thermostat must be wired to isolate the boiler when room temperature is reached.
Dwellings must be divided into at least two independently controlled space heating zones to prevent overheating unoccupied areas. Living areas and sleeping quarters must be controlled at different temperatures.
| Dwelling Floor Area | Minimum Space Heating Zones | Time Control Requirement | Temperature Control Requirement |
|---|---|---|---|
| Up to 150 m² | Two zones (living and sleeping) | Single shared time clock or programmer permitted | Independent thermostats or TRVs per zone |
| Over 150 m² | Two or more separate zones | Independent time control required per zone | Separate room thermostat and zone valve per zone |
Every radiator requires a thermostatic radiator valve (TRV), except in the room containing the reference room thermostat. TRVs provide local temperature regulation to account for heat gains such as solar radiation.
The Central Heating System Specifications (CHeSS) document outlines good and best practice. For combi boilers, fitting a room thermostat provides the interlock, alongside measures such as flue gas heat recovery, weather compensation, or load compensation.
Exam Tip
An automatic bypass valve (ABV) must always be installed when specified by the boiler manufacturer. It maintains minimum water flow rates when TRVs close, preventing boiler cycling and high-limit lockout.
The division of a central heating system into independently controlled sub-circuits to allow differing comfort temperatures and operating schedules.
Dwellings over 150 m² must have independent time and temperature control for each space heating zone.
A boiler interlock is not a single device; it is a control arrangement that stops the boiler firing when there is no heat demand.
TRVs regulate room temperature locally but cannot provide a boiler interlock without an associated room thermostat.
An automatic bypass valve must be fitted where required by the manufacturer to prevent pump cavitation and boiler lockout.
